Culbert Appraisal is a subsidiary of Culbert Realty, Inc., which is indepently owned and operated by W. William & Christine Culbert. Culbert Realty has been in the real estate and appraisal business in Northeastern Minnesota for over 40 years.

Northeastern Minnesota is unique in nature, consisting of a number of small and medium size towns and villages, as well as some rural residential, small farms, lakeshore residential and remote rural recreational parcels. The area includes homes with a myriad of styles and architecture.  They vary in size and age, and land size varies as well.  There exists little planned development where dwellings have been built with but slight variation in square footage, age, lot size and other amenities, or other homogeneous consistency.  Comparable sales of similar styles are not always available within close proximity to the properties appraised. 

Our firm completes appraisals in a large portion of Northeastern Minnesota, including St. Louis County, Itasca County (between Hibbing & the Grand Rapids area), Lake County (Ely area rural & lakeshore properties), and Koochiching County (in and around International Falls).

Turn around time in most cases is approximately 5 to 7 business days.  Rural and lakeshore properties may take up to 8 business days, depending on distance and availability of comparable sales information.
